Routine Inspection Expectations – Owners

A routine inspection is a 15-20 minute overview designed to ensure the property is being well looked after by your current tenant.

 

  – THIS INSPECTION IS NOT A FULL MAINTENANCE AUDIT.  –

 

Purpose

The Major purpose of a routine inspection is to establish if the tenant is keeping the property according to the terms of their lease – AND – If this is not the case, to trigger enforcement or removal action.

 

Experience shows that one of the most reliable warnings for future tenant default is a below average inspection. For this reason, we make our expectations of our tenants clear  and act quickly if the inspection does not meet our standards.

 

We will report our findings to you. A-D

When inspecting the property we use the following Criteria to score the tenants rate of effort AND acceptability or otherwise of the general standard of the tenancy. We strive to get all of our tenants to have A+ class inspections.

What we do.

A Routine inspection is a limited 15 – 20 minute overview only. We take this opportunity to report on the GENERAL OVERALL condition of the property to you, and note any OBVIOUS areas of concern that may need attention. We will of course hold your tenant accountable to immediately repair any damage discovered that has been caused by the tenant.

 

What it is not

A routine inspection IS NOT a full vacate inspection or maintenance audit of your property.  Your property will only be fully inspected for condition and the tenant held accountable, when the current vacates.  (this detailed inspection can take up to 3 hours!)

We Do Not Check Everything!!

In order to clear up some misconceptions we have listed below some of the items NOT checked during a routine inspection.

 

  • Gutters for leaves,
  • Trees overhanging,
  • Carpets  for stains ,
  • Doors and walls & Paint for damage
  • Curtains and blinds for cleanliness
  • Ac Filters
  • Range-hood filters
  • Garage and sheds for cleanliness /damage
  • Pool equipment/ pool fencing
