Rent Arrears

What to Expect


Your General Tenancy Agreement states your rent should remain at least 7 days in advance at all times. Coral Sea Property Services does follow a strict procedure for those who fall behind with their rent payments.


On the first day that you are in arrears you will receive a phone call from our office requesting an explanation as to why your rent is behind and when you will be making your next payment. We will continue to call until you have paid your rent. On the 7th day of being in arrears our office will issue you with a Notice to Remedy Breach (Form 11) which will be permanently against your file. We will also continue to call you every day until you have paid your rent back up to date and a week in advance.


Should your rent payments proceed to fall behind by 12 days, Coral Sea Property will terminate your tenancy by issuing you with a Notice to Leave (Form 12).


If at any stage you are unable to keep your rent payments a week in advance please call us on (07) 4724 1723 so that we are aware and can make some sort of arrangement with you.
