How We Sell

Selling a property often comes with its set of challenges and stressors, but with the right approach and expertise, it can be a smooth and streamlined experience. At Coral Sea Property Services, we prioritise transparency and clarity in our processes. In the sections below, we provide a detailed overview of what you can expect when you engage with us for a property appraisal. Our goal is to ensure you are well-informed and confident every step of the way.

1. First Contact and Enquiry

When you first contact Coral Sea Property Services regarding selling your property, we’ll spend the time to speak with you, over the phone/video, or in person, to complete a needs analysis and understand exactly what your goals/expectations are regarding your property. We respect and value your time so we take this step to complete some initial checks and ensure we are going to be a great fit with you. If we don’t believe we are, we’ll be open and honest and still complete any appraisals and provide any information you require.

Some of the information we will find out are:

  • ​Current ownership arrangements
  • ​Desired outcome
  • ​Timeline
  • ​Property assets
  • ​Previous sales experience
  • ​House history

2. Research and Meeting

If we haven’t already met with you, either in person or over phone/video in step one, we’ll complete this now. By already having some information about your property and goals we are able to come to this meeting adequately prepared with relevant and helpful information for you. We complete an in person inspection of your property, ask questions and also look for hidden value that can be easily missed when just completing an online appraisal.

We discuss your goals, our strategies and how we can maximise the sale value and terms associated with selling the property.

3. Written Proposal

We believe that speaking is for communication and written communication is for confirmation. After our meeting we will complete a personalised written proposal with a detailed sales plan/timeline. We include recent comparable sales, case studies of similar properties we have personally sold, including the marketing strategy employed. Finally we will clearly outline our commission structure, marketing investment and expected sale price.

We will contact you to follow up this proposal with the opportunity to ask questions and provide feedback. You also have the option to request an immediate call back via the proposal and even accept it. Our goal is to make the process as easy and stress free as we can possibly make it.

4. Pre Marketing

Our written proposal discussed above provides a timeline and plan for exactly what the next few weeks will contain. After our proposal is accepted we meet with you and explain our agent appointment paperwork (Form 6), which is our authority to act as your agent. We also arrange any work you require before the sale of the property. This is the time we undertake a number of pre-listing tasks such as professional photography, video marketing if selected, copywriting, graphic design, print marketing and social media campaign creation.

5. Live Listing

Once all pre marketing tasks are completed, we list the property, live, for sale. We usually do this on a Tuesday or Wednesday. Most prospective buyers will inspect a property twice before submitting an offer. By listing early in the week we can book private inspections for Tuesday and Friday, and complete an open home on the weekend. This strategy means there will be other interested buyers attending the second inspection creating urgency and generating more offers.

While your listing is live, you’ll receive a weekly written report from the agent, a number of calls, and updates following open homes. If you require more, or less communication, just let us know and we can vary our communication to exceed your expectations.
