Most investors never see their investment property in person more than two or three times. They trust that regular inspections are happening — and that those inspections mean something.

Under Queensland tenancy legislation, landlords carry obligations around maintenance and habitability. If a dispute ends up before QCAT — the Queensland Civil and Administrative Tribunal — your inspection records form part of the evidentiary record.

A superficial inspection report that fails to document known issues, or that signed off a property as satisfactory when it was not, can work against you as an owner — even when you are in the right.
